EVERETT — The high-tech driving range, Topgolf, will swing into action soon along with new food and footwear retailers at The Hub @ Everett, the new development name for the old Everett Mall site, according to the property developers, Brixton Capital.
Topgolf, a driving range that combines micro-chipped golf balls and targets with varying point values to create unique contests among players, has been an on-again, off-again prospect for the spacious former mall property. Brixton Capital confirmed today, “Topgolf remains slated for the southeast corner of the property, and Brixton is negotiating with several additional national retailers for the balance of the redevelopment.”
“We remain excited and committed to bring our high-energy, technology-enabled golf entertainment experience to The Hub @ Everett,” said Matt Smith at Topgolf. Brixton and Topgolf hope to share additional details later this year as The Hub project continues to unfold.
Brixton reports redevelopment is progressing at The Hub @ Everett and now includes secured leases with Shake Shack and Boot Barn. Construction is estimated to start in November of this year, with grand openings slated for late 2028.
Boot Barn, coming to a 20,028-square-foot storefront, will absorb part of the former At Home space. Shake Shack will occupy 3,475 square feet of corner storefront space near Old Navy and will have the distinction of being the first Shake Shack location in Everett.
Formerly known as Everett Mall, The Hub @ Everett is being redesigned to better accommodate modern preferences, according to Brixton, who is transforming the once-indoor mall into an outward-facing retail, dining and entertainment destination.
“We’re honored to be giving new life to a place that has played an important part in the lives of so many nearby residents,” said Brixton Capital’s Managing Director of Retail Leasing Eric Li.
The Hub @ Everett reinvention, Li says, will feature a dynamic mix of retailers and entertainment venues, a picturesque walkable street and landscaped gathering spaces. In the new layout, the large mall building is divided by a small, landscaped road and walking paths that provide more exterior storefront space, better visibility and improved access throughout the property.
The interior of the mall, including the food court, is currently closed for renovations, but retailers like Trader Joe’s, Ulta, Five Below, Old Navy and others remain open and will continue their tenancies as part of the redeveloped Hub @ Everett.
Brixton Capital describes itself as a private real estate investment company focused on unlocking embedded value in multifamily and retail properties. Brixton’s headquartered in San Diego County’s Solana Beach.
In previous redevelopment projects, Brixton purchased a vacant 55,000-square-foot big-box store in San Diego’s Mountain Valley. The property, formerly occupied by the bankrupted grocery chain Haggen, allowed Brixton to ink a long-term, $12 million lease with Floor & Decor, turning a vacant liability into a stable asset.
In 2017, Brixton acquired a property called Del Mar Plaza near the Pacific Ocean. At the time, the high-end center suffered from vacant retail spaces and little public engagement for a future vision. Brixton restructured the tenant mix, emphasizing food, beverage, and experiential public events, capitalizing on its oceanside location.
